BR Home Inspection

An assessment to thoroughly evaluate your new home according to the InterNACHI Standards of Practice.  Includes a visual inspection of the roof, exteriors, foundation, basement, crawlspace, heating, cooling, plumbing, electrical, fireplaces, attic, insulation and ventilation, interior features, doors, and windows.​ Your inspection includes a detailed report with pictures, a free Home Maintenance Book, and a monthly e-newsletter customized to your home.

Pre Listing Consult

BR Home Inspection will provide you with a verbal only walk through (no written report with pictures) explaining the components and systems of your home. This service allows the seller to understand and not be surprised by the buyer home inspection revealing defects and/or repairs needed, jeopardizing the sale. A pre-listing consultation allows you to make improvements, reflect the condition in the selling price, or simply disclose any defects.

Move In Certified Inspection

A Move-In Certified™ home has been pre-inspected, which means that the seller can confirm that there are no major systems in need of immediate repair or replacement, and no known safety hazards. Show prospective buyers that you are dealing in good faith. Avoid 11th-hour negotiations and delays, and justify your full asking price by having your home pre-inspected.

A BR Move-In Certified inspection includes all the services of the standard BR Home Inspection, a report hosted online for potential buyers to access and a yard sign.

Commercial Property Inspection

A commercial inspection will include visual observation during a walk-through survey of the subject property, the inspector conducting research about the property, and generating a meaningful report based on the observations made and research conducted by the inspector.

Sewer Scan Inspection

A sewer scan is a video inspection of the lateral sewer line leading from the house at the foundation and connecting to the municipal or HOA tap or septic tank.  A scope can reveal blockages or damage to the piping system.  Available as an add-on to a home inspection or as a stand alone service.

Annual Home Maintenance Inspection

The most important thing to understand as a new homeowner is that your house requires care and regular maintenance. As time goes on, parts of your house will wear out, break down, deteriorate, leak, or simply stop working. Even the most vigilant homeowner can, from time to time, miss small problems or forget about performing some routine home repairs and seasonal maintenance.

The Annual Maintenance Inspection will evaluate all major systems of the home, including plumbing, heating, electrical, HVAC, and structural. It will help keep your home in good condition and prevent it from suffering serious, long-term and expensive damage from minor issues.

11th Month Warranty Inspection

Most builders offer a one-year warranty on a new home. BR will come out during the 11th month and perform a full home inspection before the builder’s warranty expires. This non-invasive inspection is based on observations of the visible and apparent condition of the interior and exterior of the structure, including its major systems and components.  Following your inspection, you will receive a comprehensive report, complete with photos, that includes information on any material defects observed on the date of the inspection.  Armed with this information, you can take any necessary steps to hold your builder and his subcontractors to their warranties while they’re still in force.

Deck Inspection

BR Home Inspection inspects your wooden deck for defects that may be caused by age, poor construction, or lack of maintenance. The inspection evaluates the deck supports, ledger, beams and or joists, deck boards, stairs, handrails, and other safety issues.
